Attached are the Sales and Listings Stats updated to the end of October 2014. October continued, where September finished off – a very active real estate market. In Greater Vancouver in October there were 3,113 homes sold which was up 5 from September this year and up 15% from October 2013. Total Listings on market are falling, with there being 14,992 listings currently on market, down 9% compared to this time last year. There were 14% fewer new listings in October compared to September this year, coupled with higher sales are providing for tightening of inventory for buyers. In Ladner there were actually more sales than new listings during October. The strata apartment market is seeing strength in demand with competing offer situations occurring where they had not been before.

 

Various reports have that identified Metro Vancouver’s Real Estate Market will continue to be strong into 2015. Certainly as the year winds down, the inventory of listings will continue to decrease and with consistent demand set up for an active market to start the New Year.

October 2014 Sales and Listings Stats Houses, Townhouses and Condos 

 

Here’s a summary of the numbers:

 

Greater Vancouver: Total Units Sold in October 2014 was 3,113 – up from 2,965 (5%) in September 2014, up from 2,698 (15%) in October 2013; Active Listings are at 14,992 compared to 16,391 at this time last year; Month’s Supply of Total Residential Listings is steady at 5 Months (Balanced Market with areas of a Seller’s Market) and a Sales to Listings Ratio of 68% compared to 55% in September 2014 and 60% in October 2013.

 

Vancouver Westside Residential: Total Units Sold in October 2014 was 658 – up from 643 (2%) in September 2014, up from 579 (14%) in October 2013; Active Listings are at 2,619 compared to 2,835 at this time last year; Month’s Supply of Total Residential Listings is steady at 4 Months (Mostly Seller’s Market) and a Sales to Listings Ratio of 72% compared to 55% in September 2014 and 64% in October 2013.

 

Vancouver Eastside Residential: Total Units Sold in October 2014 was 340 – up from 271 (25%) in September 2014, up from 288 (18%) in October 2013; Active Listings are at 1,153 compared to 1,260 at this time last year; Month’s Supply of Total Residential Listings is steady at 3 Months (Seller’s Market) and a Sales to Listings Ratio of 72% compared to 49% in September 2014 and 63% in October 2013.

 

North Vancouver Residential:  Total Units Sold in October 2014 was 218 – up from 197 (11%) in September 2014, down from 221 (1%) in October 2013; Active Listings are at 868 compared to 979 at this time last year; Month’s Supply of Total Residential Listings is steady at 4 Months (Seller’s Market) and a Sales to Listings Ratio of 67% compared to 45% in September 2014 and 60% in October 2013.

 

West Vancouver Houses: Total Units Sold in October 2014 was 99 – down from 110 (11%) in September 2014, down from 110 (11%) in October 2013; Active Listings are at 650 compared to 728 at this time last year; Month’s Supply of Total Residential Listings is up to 7 Months (Balanced Market) and a Sales to Listings Ratio of 53% compared to 51% in September 2014 and 58% in October 2013.

 

Richmond Residential: Total Units Sold in October 2014 was 407 – up from 386 (5%) in September 2014, up from 327 (24%) in October 2013; Active Listings are at 2,173 compared to 2,171 at this time last year; Month’s Supply of Total Residential Listings is down to 5 Months (Balanced Market) and a Sales to Listings Ratio of 66% compared to 54% in September 2014 and 60% in October 2013.
