Sales and listings stats are attached as of May 16th. May is not showing any sign of letting up in the market with total sales thus far in Greater Vancouver at 2,354 properties. In April there were an average of 213 sales per day and so far in May there have been 214 sales per day. With sales remaining constant, the supply side is shrinking. In April there were 302 new listings per day while in May so far there have only been 279 new listings per day. With that, the total number of Active Listings are down to 13,156 from 13,460 at the end of April. Typically we see the number of Active Listings increasing month to month. The pattern of limited supply is leading to continued multiple offers and price increases. All markets are seeing similar pattersn this month. Here is a summary of the activity so far:

Greater Vancouver – 2,354 Units Sold so far in May 2015 compared to 3,331 Units Sold in May 2014. Total New Listings so far in May are 3,072 compared to 6,111 in May 2014. Total Active Listings are at 13,156 (16,848 at the same time in May 2014 – down 22%), Sales To Listings Ratio is at 77% compared to 55% in May 2014.

 

Vancouver West - 455 Units Sold so far in May 2015 compared to 675 Units Sold in May 2014. Total New Listings so far in May are 621 compared to 1,238 in May 2014. Total Active Listings are at 2,385 (3,033 at the same time in May 2014 – down 21%), Sales To Listings Ratio is at 73% compared to 55% in May 2014.

 

Vancouver East – 264 Units Sold so far in May 2015 compared to 369 Units Sold in May 2014. Total New Listings so far in May are 320 compared to 615 in May 2014. Total Active Listings are at 886 (1,148 at the same time in May 2014 – down 23%), Sales To Listings Ratio is at 83% compared to 60% in May 2014.

 

North Vancouver – 176 Units Sold so far in May 2015 compared to 280 Units Sold in May 2014. Total New Listings so far in May are 220 compared to 479 in May 2014. Total Active Listings are at 748 (1,078 at the same time in May 2014 – down 23%), Sales To Listings Ratio is at 80% compared to 58% in May 2014.

 

West Vancouver – 69 Units Sold so far in May 2015 compared to 106 Units Sold in May 2014. Total New Listings so far in May are 139 compared to 253 in May 2014. Total Active Listings are at 628 (739 at the same time in May 2014 – down 15%), Sales To Listings Ratio is at 50% compared to 42% in May 2014.

 

Richmond – 319 Units Sold so far in May 2015 compared to 405 Units Sold in May 2014. Total New Listings so far in May are 441 compared to 867 in May 2014. Total Active Listings are at 1,831 (2,357 at the same time in May 2014 – down 22%), Sales To Listings Ratio is at 72% compared to 47% in May 2014.
