Sales and listings stats are attached as of November 23, 2014. The number of listings are falling faster than the leaves off trees as we move through fall. In Greater Vancouver, total active listings are continuing the trend of decline compared to 2013 with Total Active Listings at 14,002 as of November 23 2014 compared to 15,400 at the same time in 2013. Total Active Listings are on track to be at their lowest point since the beginning of 2008. Total Units Sold as of November 23, 2014 are 1,944, which will see November finish with lower sales than October 2014 but above November 2013. Demand remains strong while the total number of new listings coming on market continues to decline. As a result, Sales to Listings Ratios continue to rise, with Detached leading the way – Vancouver Westside Detached at 91%, Vancouver Eastside at 117% (more sales than listings) and North Vancouver Detached at 114%.

A summary of the numbers so far:

 

 

Greater Vancouver – 1,944 Units Sold so far in November 2014 compared to 3,113 Units Sold in October 2014 and 2,698 in November 2013. Total New Listings as of November 23, 2014 were 2,452 compared to 4,608 in October 2014. Sales To Listings Ratio is at 79% compared to 68% in October 2014.

 

Vancouver West - 376 Units Sold so far in November 2014 compared to 658 Units Sold in October 2014 and 488 in November 2013. Total New Listings as of November 23, 2014 were 466 compared to 908 in October 2014. Sales To Listings Ratio is at 81% compared to 72% in October 2014.

 

Vancouver East – 214 Units Sold so far in November 2014 compared to 340 Units Sold in October 2014 and 282 in November 2013. Total New Listings as of November 23, 2014 were 252 compared to 471 in October 2014. Sales To Listings Ratio is at 85% compared to 72% in October 2014.

 

North Vancouver – 147 Units Sold so far in November 2014 compared to 218 Units Sold in October 2014 and 197 in November 2013. Total New Listings as of November 23, 2014 were 175 compared to 324 in October 2014. Sales To Listings Ratio is at 84% compared to 67% in October 2014.

 

West Vancouver – 64 Units Sold so far in November 2014 compared to 99 Units Sold in October 2014 and 89 in November 2013. Total New Listings as of November 23, 2014 were 85 compared to 186 in October 2014. Sales To Listings Ratio is at 75% compared to 53% in October 2014.

 

Richmond – 251 Units Sold so far in November 2014 compared to 407 Units Sold in October 2014 and 290 in November 2013. Total New Listings as of November 23, 2014 were 349 compared to 621 in October 2014. Sales To Listings Ratio is at72% compared to 66% in October 2014.
