Sales and listings stats are attached as of February 14th. So far February unit sales are up 37% compared to the same time last year in Greater Vancouver. With 1,473 units sold in Greater Vancouver thus far, and 2,783 New Listings so far in February 2015, activity has been strong. Month to date in February 2014, there were 2,424 New Listings – showing a 15% increase this year. Total Active Listings are currently at 12,318 compared to 14,114 at the same time in 2014. With Chinese New Year approaching this week, there may be a further increase in activity in some market segments. All areas of the market are seeing consistent demand though – with multiple offer scenarios permeating throughout. Here is a summary of the activity so far:

Greater Vancouver – 1,473 Units Sold so far in February 2015 compared to 1,078 Units Sold at the same time in February 2014. Total New Listings so far in February are 2,783 compared to 2,424 at the same time in February 2014. Total Active Listings are at 12,318 (14,114 at the same time in February 2014), Sales To Listings Ratio is at 53% compared to 40% in January 2015.

 

Vancouver West - 288 Units Sold so far in February 2015 compared to 242 Units Sold at the same time in February 2014. Total New Listings so far in February are 632 compared to 465 at the same time in February 2014. Total Active Listings are at 2,223 (2,525 at the same time in February 2014), Sales To Listings Ratio is at 46% compared to 37% in January 2015.

 

Vancouver East – 174 Units Sold so far in February 2015 compared to 132 Units Sold at the same time in February 2014. Total New Listings so far in February are 284 compared to 234 at the same time in February 2014. Total Active Listings are at 890 (999 at the same time in February 2014), Sales To Listings Ratio is at 61% compared to 48% in January 2015.

 

North Vancouver – 127 Units Sold so far in February 2015 compared to 78 Units Sold at the same time in February 2014. Total New Listings so far in February are 230 compared to 202 at the same time in February 2014. Total Active Listings are at 701 (821 at the same time in February 2014), Sales To Listings Ratio is at 55% compared to 40% in January 2015.

 

West Vancouver – 73 Units Sold so far in February 2015 compared to 44 Units Sold at the same time in February 2014. Total New Listings so far in February are 144 compared to 107 at the same time in February 2014. Total Active Listings are at 559 (608 at the same time in February 2014), Sales To Listings Ratio is at 51% compared to 24% in January 2015.

 

Richmond – 196 Units Sold so far in February 2015 compared to 148 Units Sold at the same time in February 2014. Total New Listings so far in February are 376 compared to 353 at the same time in February 2014. Total Active Listings are at 1,805 (1,961 at the same time in February 2014), Sales To Listings Ratio is at 52% compared to 39% in January 2015.

Sales and listings stats are attached as of February 9th. The first week of February proved to be the strongest week of the year for sales. With 747 units sold in Greater Vancouver, it has outpaced the first week of February 2014 by 22%.  New listings coming on market are up compared to January. Total Active Listings are at 11,979 compared to 14,439 compared to the same time in 2014. Consistent demand and limited supply continues to keep the market competitive, with most markets in balance to Seller’s Market conditions. Here is a summary of the activity so far:

Greater Vancouver – 747 Units Sold so far in February 2015 compared to 614 Units Sold at the same time in February 2014. Total Active Listings are at 11,979 (14,439 at the same time in February 2014), Sales To Listings Ratio is at 50% compared to 40% in January 2015.

 

Vancouver West - 154 Units Sold so far in February 2015 compared to 144 Units Sold at the same time in February 2014. Total Active Listings are at 2,105 (2,459 at the same time in February 2014), Sales To Listings Ratio is at 46% compared to 37% in January 2015.

 

Vancouver East – 92 Units Sold so far in February 2015 compared to 73 Units Sold at the same time in February 2014. Total Active Listings are at 868 (952 at the same time in February 2014), Sales To Listings Ratio is at 59% compared to 48% in January 2015.

 

North Vancouver – 52 Units Sold so far in February 2015 compared to 38 Units Sold at the same time in February 2014. Total Active Listings are at 689 (801 at the same time in February 2014), Sales To Listings Ratio is at 43% compared to 40% in January 2015.

 

West Vancouver – 36 Units Sold so far in February 2015 compared to 27 Units Sold at the same time in February 2014. Total Active Listings are at 550 (631 at the same time in February 2014), Sales To Listings Ratio is at 42% compared to 24% in January 2015.

 

Richmond – 100 Units Sold so far in February 2015 compared to 88 Units Sold at the same time in February 2014. Total Active Listings are at 1,765 (2,075 at the same time in February 2014), Sales To Listings Ratio is at 50% compared to 39% in January 2015.

Attached are the Sales and Listings Stats updated to the end of January 2015. In Greater Vancouver, January saw an increase in the number of homes sold compared to January 2014, up 8%. Total new listings coming on market in January were 4,887 compared to 5,498 in January 2014 – down 12%. As a result, Total Active Listings at month end were 11,753 compared to 13,577 in January 2014 – down 13%. In most areas throughout Greater Vancouver this theme was evident. Although in Vancouver’s West Side the total number of new listings in January were down 20% while the total active listings on market are down 17% year over year. With that limited amount of inventory, total units sold in Vancouver’s West Side in January were down slightly – 369 units sold in January 2015 compared to 393 in January 2014 (down 6%). There were a number of multiple offers in the market place – an all areas as a result of strong demand and limited inventory. With interest rates receiving downward pressure, this trend will continue as buyer demand remains strong. Spring appears to be here in Greater Vancouver’s real estate market!

Here’s a summary of the numbers:

 

Greater Vancouver: Total Units Sold in January 2015 was 1,948 – up from 1,804 (8%) in January 2014, up from 1,374 (42%) in January 2013; Active Listings are at 11,753 compared to 13,577 at this time last year; New Listings in January 2015 were down 12% compared to January 2014; Month’s Supply of Total Residential Listings is steady at 6 Months (Balanced Market with areas of a Seller’s Market) and a Sales to Listings Ratio of 40% compared to 33% in January 2014.

 

Vancouver Westside Residential: Total Units Sold in January 2015 was 369 – down from 393 (6%) in January 2014, up from (18%) in January 2013; Active Listings are at 2,023 compared to 2,435 at this time last year; New Listings in January 2015 were down 17% compared to January 2014; Month’s Supply of Total Residential Listings is steady at 5 Months (mostly a Seller’s Market) and a Sales to Listings Ratio of 37% compared to 32% in January 2014.

 

Vancouver Eastside Residential: Total Units Sold in January 2015 was 212 – up from 173 (23%) in January 2014, up from 140 (49%) in January 2013; Active Listings are at 847 compared to 955 at this time last year; New Listings in January 2015 were down 10% compared to January 2014; Month’s Supply of Total Residential Listings is steady at 4 Months (Seller’s Market) and a Sales to Listings Ratio of 48% compared to 35% in January 2014.

 

North Vancouver Residential:  Total Units Sold in January 2015 was 149 – up from 121 (23%) in January 2014, up from 106 (41%) in January 2013; Active Listings are at 635 compared to 748 at this time last year; New Listings in January 2015 were down 8% compared to January 2014; Month’s Supply of Total Residential Listings is steady at 4 Months (Seller’s Market) and a Sales to Listings Ratio of 40% compared to 30% in January 2014.

 

West Vancouver Houses: Total Units Sold in January 2015 was 58 – down from 62 (6%) in January 2014, up from 47 (23%) in January 2013; Active Listings are at 524 compared to 582 at this time last year; New Listings in January 2015 were down 1% compared to January 2014; Month’s Supply of Total Residential Listings is down to 9 Months (typically a Buyer’s Market but general conditions are more balanced in the higher end with the lower end seeing some Seller’s Market type of transactions) and a Sales to Listings Ratio of 24% compared to 25% in January 2014.

 

Richmond Residential: Total Units Sold in January 2015 was 287 – up from 265 (8%) in January 2014, up from 165 (74%) in January 2013; Active Listings are at 1,747 compared to 1,875 at this time last year; New Listings in January 2015 were down 4% compared to January 2014; Month’s Supply of Total Residential Listings is steady at 6 Months (Balanced Market) and a Sales to Listings Ratio of 39% compared to 34% in January 2014.

Sales and listings stats are attached as of January 25, 2015. The New Year has kicked off with strong activity in the real estate market. While sales activity is comparable to this time last year, the number of new listings coming market are less than this time last year. The number of units sold in Greater Vancouver so far in January are up 3% from the same time in January 2014 while the number of new listings so far in January are down 14% compared to the same time in January 2014. In most areas and product types in the market, multiple offers are occurring as buyer demand is continuing from the levels seen in the fall, if not more so. With fixed interest rates softening slightly and talk of possible variable rate declines or what should be declines. With declines in the price of oil and the fall of the Canadian Dollar, consumers are charged with weekly savings in their gas bill and the possibility of buyer activity from the south increasing.  A summary of the numbers so far:

Greater Vancouver – 1,369 Units Sold so far in January 2015 compared to 1,328 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 3,768 compared to 4,374 at January 26th, 2014. Sales To Listings Ratio is at 36% compared to 33% in January 2014.

Vancouver West - 261 Units Sold so far in January 2015 compared to 285 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 767 compared to 938 at January 26th, 2014. Sales To Listings Ratio is at 34% compared to 32% in January 2014.

Vancouver East – 144 Units Sold so far in January 2015 compared to 125 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 328 compared to 359 at January 26th, 2014. Sales To Listings Ratio is at 44% compared to 35% in January 2014.

North Vancouver – 96 Units Sold so far in January 2015 compared to 93 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 289 compared to 310 at January 26th, 2014. Sales To Listings Ratio is at 33% compared to 30% in January 2014.

West Vancouver – 45 Units Sold so far in January 2015 compared to 45 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 180 compared to 186 at January 26th, 2014. Sales To Listings Ratio is at 25% compared to 25% in January 2014.

Richmond – 202 Units Sold so far in January 2015 compared to 192 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 591 compared to 604 at January 26th, 2014. Sales To Listings Ratio is at 34% compared to 34% in January 2014.
