Greater Vancouver Sales and Listings Report for November 18 2018

Sales and listings stats are attached as of November 18, 2018. Is it 2019 yet? With the year drawing to a close, activity levels both in sales and new listings are diminishing. As is typical, buyers and sellers start to focus more on the holidays then buying and selling real estate. What’s really happening is that these buyers and sellers are creating a growing surge of pent of demand. Like sales levels that were significantly above the average that eventually come off, lower than average sales levels create the next wave of activity in the market. With interest rates likely to hold for the remainder of 2018 and to start 2019, opportunity will favor buyers and those sellers looking to be active in the market while realizing the market has changed.

Here is a summary of the activity so far:


Greater Vancouver –875 Units Sold so far in November 2018 compared to 1,626 Units Sold by November 19, 2017. Total New Listings so far in November are 2,115 compared to 2,550 by the same time last year. Total Active Listings are at 13,287 (9,491 at the same time in November 2017), Sales To Listings Ratio is at 41% compared to 64% at this time in November 2017.


Vancouver West - 154 Units Sold so far in November 2018 compared to 297 Units Sold by November 19, 2017. Total New Listings so far in November are 435 compared to 431 by the same time last year. Total Active Listings are at 2,440 (1,648 at the same time in November 2017), Sales To Listings Ratio is at 35% compared to 69% at this time in November 2017.


Vancouver East – 98 Units Sold so far in November 2018 compared to 176 Units Sold by November 19, 2017. Total New Listings so far in November are 232 compared to 315 by the same time last year. Total Active Listings are at 1,338 (1,153 at the same time in November 2017), Sales To Listings Ratio is at 42% compared to 56% at this time in November 2017.


North Vancouver – 78 Units Sold so far in November 2018 compared to 149 Units Sold by November 19, 2017. Total New Listings so far in November are 180 compared to 239 by the same time last year. Total Active Listings are at 911 (593 at the same time in November 2017), Sales To Listings Ratio is at 43% compared to 62% at this time in November 2017.


West Vancouver – 19 Units Sold so far in November 2018 compared to 34 Units Sold by November 19, 2017. Total New Listings so far in November are 87 compared to 103 by the same time last year. Total Active Listings are at 714 (627 at the same time in November 2017), Sales To Listings Ratio is at 22% compared to 33% at this time in November 2017.


Richmond – 92 Units Sold so far in November 2018 compared to 197 Units Sold by November 19, 2017. Total New Listings so far in November are 273 compared to 373 by the same time last year. Total Active Listings are at 1,831 (1,410 at the same time in November 2017), Sales To Listings Ratio is at 34% compared to 53% at this time in November 2017.


Burnaby East - 11 Units Sold so far in November 2018 compared to 15 Units Sold by November 19, 2017. Total New Listings so far in November are 17 compared to 32 by the same time last year. Total Active Listings are at 141 (130 at the same time in November 2017), Sales To Listings Ratio is at 65% compared to 47% at this time in November 2017.


Burnaby North - 38 Units Sold so far in November 2018 compared to 86 Units Sold by November 19, 2017. Total New Listings so far in November are 109 compared to 121 by the same time last year. Total Active Listings are at 566 (356 at the same time in November 2017), Sales To Listings Ratio is at 35% compared to 71% at this time in November 2017.


Burnaby South - 36 Units Sold so far in November 2018 compared to 79 Units Sold by November 19, 2017. Total New Listings so far in November are 108 compared to 151 by the same time last year. Total Active Listings are at 702 (466 at the same time in November 2017), Sales To Listings Ratio is at 33% compared to 52% at this time in November 2017.


New Westminster – 55 Units Sold so far in November 2018 compared to 104 Units Sold by November 19, 2017. Total New Listings so far in November are 87 compared to 114 by the same time last year. Total Active Listings are at 482 (261 at the same time in November 2017), Sales To Listings Ratio is at 63% compared to 91% at this time in November 2017.


Coquitlam - 69 Units Sold so far in November 2018 compared to 128 Units Sold by November 19, 2017. Total New Listings so far in November are 142 compared to 193 by the same time last year. Total Active Listings are at 962 (626 at the same time in November 2017), Sales To Listings Ratio is at 49% compared to 66% at this time in November 2017.


Port Moody - 15 Units Sold so far in November 2018 compared to 35 Units Sold by November 19, 2017. Total New Listings so far in November are 31 compared to 48 by the same time last year. Total Active Listings are at 220 (155 at the same time in November 2017), Sales To Listings Ratio is at 48% compared to 73% at this time in November 2017.


Port Coquitlam - 35 Units Sold so far in November 2018 compared to 55 Units Sold by November 19, 2017. Total New Listings so far in November are 85 compared to 67 by the same time last year. Total Active Listings are at 356 (163 at the same time in November 2017), Sales To Listings Ratio is at 41% compared to 82% at this time in November 2017.


Ladner – 21 Units Sold so far in November 2018 compared to 18 Units Sold by November 19, 2017. Total New Listings so far in November are 66 compared to 18 by the same time last year. Total Active Listings are at 187 (119 at the same time in November 2017), Sales To Listings Ratio is at 32% compared to 100% at this time in November 2017.


Tsawwassen - 9 Units Sold so far in November 2018 compared to 17 Units Sold by November 19, 2017. Total New Listings so far in November are 21 compared to 34 by the same time last year. Total Active Listings are at 223 (176 at the same time in November 2017), Sales To Listings Ratio is at 43% compared to 50% at this time in November 2017.
